What screening criteria do you use?

We look at your background – credit and criminal checks. We do accept tenants with lower credit score, but you might be required to pay a double security deposit. We can discuss details when you apply.

What are your pet policies?

We love pets, too. We will need to know the size and the breed of your pet – and how many you have. Most of our properties are part of condominium associations, that have rules on number and types of pets. Also, we have $20 surcharge for your pet to offset cost of carpet/flooring wear.

Do you offer virtual tours of properties?

Yes. Let us know you are out of town when you schedule a showing.

How can I schedule a showing?

During Tenancy:

How do I pay rent?

Preferred payment is via ACH.

What is your maintenance request process?

Please submit request via Tenant portal.

Who do I contact for emergencies?

Please submit all requests via Tenant Portal.

What are the rules regarding noise, smoking, and parking?

Rules will vary slightly form unit to unit, as most of our properties are part of condominium associations.

Can I make changes to the property?

Please contact us before changing wall paint colors. You are allowed to hang items on the walls.

How do I renew my lease?

We will contact you about 3 months in advance of your lease expiring and ask if you will be renewing for another year.

Moving Out:

What is your notice period for moving out?

Unless you extend your lease three months in advance, you will be expected to move out by end date of your lease.

How do I get my security deposit back?

States regulate return of security deposit. Please check appropriate section in your lease, or contact us for details.

What are my responsibilities when moving out?

We request you remove all your personal belonging, including electronics and furniture. You will be charged if a haul truck is needed to empty the unit.

Do you offer renters insurance?

Yes. We also strongly recommend that you purchase one, is it through us or your insurance agent.

Do you have online portals for applications, rent payments, and maintenance requests?

Yes.
